Training & Experience (Supplemental Report) Examination - Weighted 100%: This examination consists of a Training & Experience examination and is the sole component of the examination.
This position represents the entry and full journey level in the Property Appraiser Investigator (PAI) series. Working under supervision, the incumbent supports BREA's enforcement program by conducting investigations involving licensed and certified real estate appraisers. The role involves reviewing appraisal reports and related documentation to identify potential deficiencies, evaluating whether appraisal opinions and methodologies comply with applicable statutes, regulations, and professional standards, and determining whether administrative or legal violations may have occurred.
The incumbent gathers and analyzes evidence, interviews witnesses, prepares investigative findings, and may present supporting information in administrative or legal proceedings. Additional responsibilities include reviewing appraisal experience logs and education claims submitted by applicants, conducting on-site audits of licensee records and appraisal course providers, and ensuring compliance with state and federal requirements governing real estate appraiser licensing and certification. The position also provides interpretive guidance to stakeholders regarding relevant laws, regulations, and BREA policies.

Effective July 1, 2025, the State of California implemented the Personal Leave Program 2025 (PLP 2025) which reduces an employee's monthly salary in exchange for leave credits. Employees appointed to this classification will have their monthly salary reduced and will accrue hours of PLP 2025 on the first day of each pay period as outlined on "Section 2113 - Personal Leave Program (PLP)" of the CalHR Manual. The salary range(s) included on this job posting do not reflect the reduction in pay.

This position is subject to Title 16, section 3830 of the California Code of Regulations, the Department of Consumer Affairs' Conflict of Interest Regulations. The incumbent is required to submit a Statement of Economic Interests (Form 700) within 30 days of assuming office, annually by April 1 and within 30 days of leaving office.
Must maintain the privacy and confidentiality of documents, BREA electronic records, and topics pertaining the individuals or to sensitive program matters.

- Perform effectively and efficiently under deadlines and pressure
- Ability to learn, understand, and follow Department of Consumer Affairs, Bureau of Real Estate Appraisers and control agencies' policies, procedures, and guidelines
- Provide excellent customer service to internal and external clients
- Communicate effectively over the phone, face-to-face, and through writing
